Just like in a basement, we install perforated pipe—typically 3” or 4”—around the interior perimeter of the crawlspace to collect groundwater and direct it to a sump pit. Using clean 2B stone around the pipe helps filter out sediment and keep the system flowing properly.
Collected water is pumped out using a properly sized sump pump. We use dependable Wayne pumps ranging from 1/3 to 3/4 horsepower depending on water volume and square footage. This is the backbone of the water removal process.
We fully encapsulate the crawlspace floor and sometimes walls with a thick, mold-resistant vapor barrier—usually 12 mil or heavier. This locks out ground moisture and creates a clean, dry space underneath the home. Vapor barriers are a must for long-term control of moisture, especially in homes with HVAC systems or ductwork running through the crawlspace.
After sealing and draining the crawlspace, a quality dehumidifier helps control ambient humidity and prevent mold growth. This is especially important in humid climates or homes with heavy moisture content in the soil. We can even set up your sump pump lid to allow for a dedicated discharge port for the dehumidifier.
Most of the products and techniques we use in basements—drain tiles, sump pits, discharge lines, vapor barriers—are just as effective in crawlspaces. The difference is in the execution.
